Sealcoating · Madison, WI

Sealcoating: cheap insurance on expensive asphalt.

Protective sealcoat that blocks water, salt, oil, and UV, and puts the deep black finish back on faded pavement.

Overview

Sealcoating in south central Wisconsin

Asphalt binder is petroleum based, and sun, water, and road salt break it down. As it oxidizes, the surface turns gray, loses flexibility, and starts raveling loose stone. Sealcoating is a thin protective barrier that stops that process. On a driveway it is a few hundred dollars every couple of years against a replacement that costs thousands. On a commercial lot the math is even more lopsided. It is the highest-return maintenance you can do on pavement.

How we handle sealcoating

  1. Surface prepBlown clean, edges trimmed, vegetation and debris cleared.
  2. Oil spot treatmentContaminated areas primed so the sealer will bond instead of lifting.
  3. Crack fillingCracks sealed first, because sealer alone does not bridge them.
  4. Sealer applicationApplied at the specified rate, brushed or sprayed depending on surface.
  5. Second coatHigh-traffic surfaces get a second pass for durability.
  6. Cure and reopenTypically 24 to 48 hours before traffic, weather depending.

Questions

Sealcoating FAQs

How often should I sealcoat?

Every two to three years for most surfaces. Annually is too often and can build up excess film. Waiting five or more years means the oxidation damage is already done.

Can I sealcoat brand new asphalt?

Not right away. New asphalt needs six to twelve months to cure and release its own oils. Sealing too early traps them and can leave a soft surface.

How long before I can drive on it?

Usually 24 to 48 hours. Hot, humid, or overcast weather can extend that. We will tell you the specific window at your job.
